Buying, worked out properly before you make an offer.
A first home, a next home, or another investment property, it starts the same way: working out what you can actually borrow, then matching that to lenders who move at the pace your purchase needs. We stay in it through pre-approval, the offer, and settlement.
Know what you can borrow before you’re competing for a property
A pre-approval that actually reflects what a lender will lend, not a rough guess, changes how you shop. You’re not finding out your limit halfway through negotiating. We work that figure out properly up front, across a panel of more than fifty lenders, so you’re not just seeing what one bank happens to offer.
Timing matters here more than almost anywhere else. Some lenders move in days, others take weeks, which is worth knowing before you’re under contract with a tight settlement date.
Self-employed buyers and investors
Serviceability calculations differ meaningfully between lenders once income isn’t a straightforward salary: self employed, contracting, rental income on an existing property, or a second job. Some lenders shade your borrowing power down further than others for the exact same income.
We raise this before you’re house-hunting, not after an offer has been accepted, so the number you’re shopping with is one a lender will actually stand behind.

Questions about this specifically.
Does pre-approval guarantee the loan?
No. It’s a lender’s assessment of your situation at the time, not a contract. It’s still a far more useful number to shop with than a guess, and we make sure it’s one that holds up once a real property and contract are in front of the lender.
How much can I actually borrow?
It depends on income, expenses, existing debts and the lender’s own calculator, which is exactly why the same income can produce different numbers at different lenders. We work this out properly across the panel rather than quoting one bank’s figure.
What if I’m self-employed or buying an investment property?
Both change which lenders are worth approaching and how they calculate borrowing power. Raise it with us early. It’s the difference between a pre-approval that holds up and one that doesn’t.
